PATRICK A. JOSEPHS, MS, MRICS, MAI
Patrick A. Josephs is the Founder and President of PATJO Appraisal Services, Inc. - a real estate appraisal and consulting firm located in New York City. Patrick A. Josephs has over 25 years of multi-faceted real estate experience. He was designated MAI by the Appraisal Institute in August 1996 and MRICS by the Royal Institution of Chartered Surveyors in May 2001. He has personally analyzed over 1,500 investment properties over the last 15 years and has written over 500 narrative reports on valuation, market and feasibility studies. Many appraisals have been done for federally regulated financial institutions, private companies and government (Federal, State and Municipal) agencies.
He is an approved instructor for the Appraisal Institute. He is an adjunct professor at the New York University Schack Institute of Real Estate. He has designed and taught real estate appraisal courses to University Students and Professional Groups. He holds a Bachelors degree with honors in Urban Estate Management from the University of Westminster (London) and a Masters degree in Real Estate (Valuation & Analysis concentration) from New York University. He is a Certified General Real Estate Appraiser in six states (New York, New Jersey, Pennsylvania, Connecticut, Washington, DC and Delaware). Some of the appraisal assignments he has completed over the last two decades include co-operative apartments, condominium apartments, office buildings, industrial buildings, shopping centers, golf courses, oil terminal, gas stations, marinas, hotels, rental apartment complexes, residential subdivisions, vacant land, easements and air-rights (unused development rights). In these cases, issues concerning tax abatement/exemption, housing subsidy, tax credit/bond financing, conservation easements, deferred maintenance, environmental contamination, wetland regulations, rent regulation, and the transfer of development rights had to be addressed. He specializes in commercial property valuation, market and feasibility studies, condemnation appraisals and the appraisal of special purpose properties in general.
Patrick A. Josephs has received awards for outstanding achievement in real estate sales as a Licensed Real Estate Broker since 1987. He has negotiated over $30 million in residential and commercial real estate transactions in New York City.
He has completed specialized training with the Appraisal Institute and the International Right-of-Way Association (IRWA) that equips him to competently handle valuations for right-of-way and tax appeal cases. Courses completed include Eminent Domain and Condemnation Appraising, Partial Interest Valuation, Attacking and Defending an Appraisal in Litigation, Easement Valuation, Preparing Tax Appeal Appraisals, Affordable Housing Valuation, Uniform Appraisal Standards for Federal Land Acquisitions and Valuation of Transportation Corridors. Additionally, he has successfully completed the New York State Department of Transportation qualifying examination for General Real Estate Appraisers.
He has completed many contract valuations and market study assignments for various Federal, State and Municipal agencies including Over the years, we have provided appraisal services to many major financial institutions, governmental and quasi-governmental agencies including the General Services Administration, US Department of Housing and Urban Development, New Jersey Housing and Mortgage Finance Agency, New York State Department of Transportation, New York State Department of Parks, Recreation and Historic Preservation, New York State Housing Finance Agency, The Trust for Public Land, Federal Deposit Insurance Corporation, Resolution Trust Corporation, Nassau County in New York, Cape May County in New Jersey, New York City Economic Development Corporation, New York City Off-Track Betting Corporation, New York City Board of Education, New York City Department of Citywide Administrative Services and the New York City Neighborhood Housing Services.
He served as Senior Commercial Review Appraiser and Team Leader in the Commercial Lending Department of a $300 billion financial institution between 2005 and 2008 where he conducted hundreds of administrative and technical reviews of appraisal reports prepared by staff appraisers and outside vendors.Patrick A. Josephs is very dedicated to the service of the Appraisal Institute. He has served on various national and chapter committees over the years including board member, regional representative and Chair of the Education & Diversity Committees for the Metro New Jersey Chapter of the Appraisal Institute. He has served on the Appraisal Institute’s Appraisal Journal Review Committee and the National Diversity Committee. He was the 2010 recipient of the Mike Damato Award for service to the Metro New Jersey Chapter of the Appraisal Institute.
